We must receive a complete Lease Application Packet and a legible copy of the rental contract, signed by all parties (renters and owner) or it will be returned without approval given. Minimum lease time 1 (one) year. If two or more related persons are applying, we require separate application packets for each.
The rental application must be filled out completely and delivered to the Accounting Department. The names of all residents, including children and their ages, must be submitted. A background check must be done for every adult that will reside in the unit.
A non-refundable application fee in the amount of $100.00 per applicant must be paid in CASH (no checks accepted) when application is submitted. This fee applies for a domestic background check. Third and fourth adults that would need to be screened will require an additional $50.00 per adult. If international background checks are required additional fees will apply.
The completed packet must include:
- Contact name and number
- Copy of a valid Driver's License/picture ID
- Copy of Social Security card
- Passport or current Visa (if applicable)
- Copy of the last 2 years of income tax returns (W-2 forms)
- Letter of Referral from last Landlord showing applicant is in good standing
- The lease addendum included in the packet must be completed and signed by all parties.
A Screening appointment can be made after all documents and background checks have been obtained. The screening procedure may take up to 30 days. Every adult and everyone 14 years old and over that will be living in the unit need to have the background check done and MUST attend the screening interview.
Once you have been screened and approved please contact the management office at (305) 935-4565 to schedule your move-in date. All moves require at least 5-days advance reservation based on availability. Please review the move-in / move-out / deliveries rules and procedures.
A rental insurance certificate is recommended and can be provided before the move-in date. A minimum of $300,000 limits of liability is required.
The association requires one month’s rent as a security deposit. The association security deposit must be paid before the move-in date.
It is the unit owner's responsibility to release the following items:
- Unit Keys
- Mailbox Key
- Utility Closet Key
- Storage Key
- Access Card / FOB
- Remote Opener / Gate Opener
- Any Other Unit Specific Items
Under no circumstances may applicants be given access cards, unit keys, or be authorized to move in, before the approval of the Board of Directors.
