What are my voting rights in the condominium association?

Each member is entitled to one vote for each unit owned. Matters specifically relating to only one condominium require only the vote of that condominium whereas matters relating to the Association in general require a vote of all members.

What restrictions exist in the condominium documents on my right to use my unit?

Unit owners are obligated to maintain in good condition and repair their unit and limited common elements. No nuisances, immoral or illegal acts are allowed. No alteration, decoration or other change to the common elements or limited common elements is allowed without prior written approval. Specific restrictions can be found in Article XXIX of the Declaration and in the current Rules and Regulations.

What restrictions exist in the condominium documents on the leasing of my unit?

A unit may not be leased or rented without prior approval of the Association. A unit may not be leased for less than a year and no unit may be leased for a period of one year from the date title to the unit is acquired since units may not be acquired for business, investment or speculative purposes. A one-month security deposit is required upon approval of a lease. Other restrictions can be found in the Condominium Documents and current Rules and Regulations.

How much are my assessments to the condominium association for my unit type and when are they due?

Clipper roof was repaired on November 20, 2006, with a warranty period of 20 years. Tower roof was repaired on July 12, 2007, with a warranty period of 20 years.
